Location: Longboat Key, FL

This exclusive residential community project included a feasibility study, environmental due diligence and purchase of an old hotel resort. After pre-selling 100% of units in excess of $2,500,000 each, the luxury condominiums were built atop 10 acres along the Gulf of Mexico while adhering to a critical-path timeline. Each of the thirty units—at 3,000 square feet a piece—were appointed with expansive balconies overlooking the gulf, pool and complex and included private elevator access. Complex amenities include a swimming pool, 600 feet of private sand beach and a luxury-appointed community center.

Pre-development planning, construction management and fast-track scheduling of this quality residential complex.  The project was completed in 12 months from groundbreaking.  The complex is comprised of four buildings with 30 units each and 142,000 square feet of living space, 180 parking spaces. This high-end law office tenant build-out project was partially constructed and in distress when Ardent was called in as the tenant’s representative.  The project distress stemmed from a multitude of issues: the lease had not anticipated various essential scope of work components, the tenant and landlord were no longer communicating, the original design had no budgetary controls resulting in the budget escalating, the contractor stopped work and the project was in suspension.  The landlord and tenant were at the end of their patience with one another and on the brink of initiating lawsuits.  Within a matter of days of engagement, Ardent assessed the issues, calmed the parties, devised a tactical plan, and realigned the expectations of tenant-landlord-contractor relationship.  Ardent’s helmsmanship, planning, and execution immediately produced a positive partnership environment, work progressed efficiently and resulted in a beautiful and successful project for all parties.

This project included the purchase, restoration and conversion of a historic mental health facility established in the early 1900s into luxury senior living residences. The planning required intensive historical research and state approvals for both exterior and interior renovations. The facility was gutted and converted to units ranging in size from 750 to 2,000 square feet. All of the units sold within three months of completion.

This condominium project included land purchase, DNR environmental coordination and complex capital stack funding. Luxury residential construction included two 15-story towers with 70 units each and 280,000 square feet of living space—each with spectacular views of the Manatee River and Gulf of Mexico. All units were equipped with luxury finishes and many have private elevator access. Amenities include a swimming pool atop a parking deck, boat wells, golf practice area and riverfront property. Florida Residential Community

Location: Palmetto, FL

This development required comprehensive feasibility studies before purchase of the 200-acre industrial site, which underwent $80,000,000 of improvements. Extensive interface with the DNR and Army Corp was conducted to obtain permits and work compliantly to develop a three mile canal system. The property included 285 single family lots, 70 duplex lots, 480 condo units, 31 riverfront lots, a community center and a boat lift to transfer boats from the canals to the Manatee River and the Gulf of Mexico.

This gaming resort included 48,000 sq. ft. of casino space, a 100-room hotel plus conference center, indoor pool, child care center, multiple restaurants and a recreational vehicle parking lot to accommodate 45 campers. The architecture of the northern entertainment wing features massive, authentic log beams and columns with soaring roof lines. Throughout the property, touches of natural elements can be found—details that help blend the property with its beautiful surroundings.

Originally built in 1990, this acquisition and development required the conversion of a medical rehab center into a corporate headquarters for a tier one automotive transmission parts manufacturer. The building was gutted—including the removal of a large swimming pool—and site configured. The architects redesigned the building to change its use from a rehab center into high profile executive offices and c-suites. A new roof and RTU were installed as well as new MEP, interior walls and high-end office appointments.
