This build-to-suit project required the purchase of highly contaminated land adjacent to an OEM auto manufacturer’s engine plant. The result was extensive environmental investigation, VOC remediation and lengthy legal negotiations in addition to complex design, development and leasing of this new facility. The building houses three parts supplier companies in an assembly line pass-through configuration to support an engine block heat treating process. This building is heavily industrial with massive ovens and complex MEP systems. The project was constructed on a fast-track timeline to meet production demands.
